Tips and Questions to know about Home Builders Before you Start out
When you set out to build your own home or have a builder do it for you there are some tips and questions to ask every builder before they begin work. You need to find builder you feel confident in and trust because this is your biggest investment.
1. Do you cut corners?
Many builders not only cut corners but flat out dismiss them altogether. Even though building costs are rising as the housing market falls, you will want to make sure all the precautions and extra safety measures are in place before selecting a builder. It may cost a bit more to not cut corners but the rewards will be worth it in the end.
2. Do you mind if I hire my own inspector?
Many builders know what the current codes and regulations are and make sure their work just covers their behinds. Many government inspectors won't look into the details of a built home but simply look for basics and ask questions and this puts the builder in a position again to cut corners. Hire your own inspector and tell the builder you are doing so but not who so they make sure they take all extra precautions in getting the home built correctly.
3. What, if anything, does your warranty cover?
Some home builders offer a warranty to their work which sounds like a secure offer but many of these warranties have so many limitations and actually expire in less than two years that it may be worthless.
4. How can I get a hold of you after the home is built?
Some builders state they can fix something or correct something after the homeowner moves in but this is seldom the case. Make sure you do a final walkthrough and they are committed to backing up their work before you sign the final documents.
5. How much over our budget do you foresee?
This is a common concern as many home builders miss budget or purposely miss budget for items such as light fixtures and amenities in the house. Make sure the builder is confident on the bid and is upfront about any changes in the future.
